Letting a Property
Whether you're a first time landlord or already have a portfolio of properties, using a reputable lettings agent will save you time and hassle. The lettings agent will carry out a market appraisal to assess the rent the property will fetch, find and fully reference good tenants for you and draw up a suitable tenancy agreement.
There are some legal requirements you will have to comply with as a landlord. The law states you must maintain the property and undertake any major repairs that are required. This includes anything that affects the structure and exterior as well as the electrical, heating, hot water and sanitary conditions. There are also rules which apply to soft furnishings, gas and electrical safety, tenants with disabilities and shared houses.
It's advisable to choose an Agent who is ARLA qualified providing you with greater security and peace of mind when letting your property.
